How these numbers are made
- Property tax: Stanislaus County 2025-26 rate book, tax rate area 005-002 (Patterson city with Patterson Joint Unified), total 1.148282%: 1% county plus Patterson Unified bonds 0.124454% plus Yosemite Community College bonds 0.023828%. The 2026-27 book was not yet posted. Applied to the Census median home value, which is a market value; Prop 13 assessed values for long-time owners are lower.
- Some newer neighborhoods carry Mello-Roos special taxes on the tax bill. The City lists active CFDs 2005-1, 2001-1, 2015-1, 2015-2, 2018-1 (Villages of Patterson) and 2022-2 (Baldwin Ranch); I found no per-home amounts, so they are not in the totals.
- Water: the City's water rate study schedule, CY 2026 column (linked from the City's utilities page as its water rate study), at the study's typical 13 ccf a month. I found no separate adopted-rate resolution, so the actual bill may differ slightly.
- Sewer: the flat residential rate in Resolution 2021-39, last step effective July 1, 2025. A 2026 sewer rate study has been started but no new rates were adopted when this was checked.
- Garbage: the three-toter rate for July 1, 2026 from the adopted five-year schedule. Electricity is TID Schedule DE for January 1, 2026, weighted 6 winter and 6 summer months at 905 kWh; gas is PG&E G-1 at the typical use used for other Central Valley cities. Insurance is the 2022 California statewide average, an old figure.

How Patterson compares
A typical Patterson house against the 285 California cities we cover, using the same default numbers as the total above.
| Per year | Patterson | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 1.15% | 1.13% | higher than 179 of the other 284 California cities we cover |
| Water | $681 | $927 | lower than 222 of the other 284 California cities we cover |
| Sewer and utility-bill fees | $802 | $596 | higher than 139 of the other 196 California cities we cover |
| Trash | $573 | $452 | higher than 202 of the other 267 California cities we cover |
| Electricity and gas | $2,868 | $3,421 | lower than 231 of the other 284 California cities we cover |
| Home insurance | $1,492 | $1,492 | lower than 1 of the other 272 California cities we cover |
| Total | $11,505 | $14,432 | lower than 228 of the other 284 California cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
