How these numbers are made
  • Property tax: the 1% county levy plus San Bernardino Community College bonds (0.0004566430) and San Bernardino Valley Municipal Water District (0.0004), from the county FY 2026-27 rate list. Yucaipa-Calimesa Joint Unified has no bond line in that list; we did not confirm the tax rate area, and a bill may carry other direct charges that are not included, so the tax figure may be a floor.
  • Value: the Census median ($502,100) is a market value; Prop 13 assessed values are often lower. The $7,000 homeowners' exemption comes off the value.
  • Water: the district's 2019 rate study schedule (adopted January 2020) column effective 1/1/2025 is the latest column marked effective in the schedule we found: $18.50 service charge for a 3/4-inch meter, plus the commodity tier price plus the $0.989 per kgal infrastructure replacement charge. The supplemental water charge (a pass-through of imported water cost) and the excess-use charge are not included, and the same schedule lists higher projected maximums for 7/1/2026 (we could not confirm the district adopted them), so water is likely understated.
  • Sewer: $47.72 a month per Sewer Service Unit (1.00 for a typical home), same schedule, column effective 1/1/2025; the schedule also lists a projected $48.55 for 7/1/2026 that we could not confirm was adopted. Trash: monthly price from the city's FY 2026/27 rates, billed once a year on the county tax bill and counted here as trash only.
  • Electricity and gas: SCE total rate and base charge, and SoCalGas's August 2026 average rate and fixed charge, as used for neighbouring cities.
  • Nothing here is legal, tax or insurance advice.
