How these numbers are made
- Property tax: the 1% county levy plus Redlands Unified School District bonds (0.0009871228), San Bernardino Community College bonds (0.000456643) and San Bernardino Valley Municipal Water District (0.0004), from the county's FY 2026-27 rate list. Redlands has more than one tax rate area; we did not confirm which holds the most homes, and direct charges on a bill (lighting, assessment or Mello-Roos districts) were not found, so the tax figure is a floor. Redlands may have landscape-maintenance or community facilities district charges on the county tax roll that we could not price or confirm.
- Value: the Census median ($618,900) is a market value; Prop 13 assessed values are often lower. The $7,000 homeowners' exemption comes off the value.
- Water: the 3/4-inch meter charge ($44.90 bi-monthly, halved) plus tiers per ccf, with tier breakpoints halved from bi-monthly; typical use is the city's rate-study example of 40 ccf per two months. Sewer: $72.65 bi-monthly, halved. Both are the July 1, 2025 rates; the 2026 rate study proposes changes only from January 2027.
- Utility bill: the city's bill also covers street cleaning and household hazardous waste services; we found no published dollar amount for either, so the utility total may be a little low.
- Trash: the city's rate list gives bi-monthly refuse cart rates effective 1/1/2026 (halved). The website's rate matrix prints the 60- and 90-gallon labels in the opposite order for these two amounts; we used the council rate list's labels. We assume the first green waste and recycling carts are in the base rate, as only extra carts are priced. No separate trash charge is on the property tax bill.
- Electricity and gas: SCE total rate and base charge, and SoCalGas's August 2026 average rate and fixed charge, as in neighbouring cities. No city tax or fee on these bills was found.
- Nothing here is legal, tax or insurance advice.
