How these numbers are made
  • Garbage: Pleasanton Garbage Service's approved single-family rates effective July 1, 2026: $35.19 a month for the 35-gallon cart and $61.39 for the 96-gallon cart; the page treats the 35-gallon cart as typical. Back-yard service costs more and is not modelled.
  • Water: the City of Pleasanton's single-family rates effective January 1, 2026: $5.72 per Ccf in every tier (Zone 7 cost $2.75 + City charge $2.97) and a $67.80 combined bi-monthly fixed charge for a 5/8 inch meter, halved to $33.90 a month. The City does not publish a typical monthly use, so the page starts at its default of 9 Ccf.
  • Sewer: the single-family bi-monthly fixed charges in the City's 2026 sewer rate presentation, $31.70 City plus $65.58 DSRSD ($97.28), halved to $48.64 a month. The City says its rates rise to $57.03 bi-monthly on January 1, 2027. A small part of Pleasanton is sewered through Livermore and is not modelled.
  • Property tax: Alameda County's 2025/26 tax rate book, Pleasanton tax rate area 19-001 (1% countywide, County GO bond 0.0084%, Pleasanton Unified bonds 0.0833%, Chabot-Las Positas bonds 0.0389%, Zone 7 0.0225%, BART 0.0152%, East Bay Regional Park 0.0011%: 1.1694% in all), less the $7,000 homeowners' exemption. Pleasanton has no city rate. About 104 of Pleasanton's tax rate areas in the rate book total 1.1694%; a minority (such as the 17 totalling 1.2385%) carry more. The 2026-27 rate book is online only as a scanned image the checker cannot read. Flat charges counted: county EMS paramedic tax $42.42, vector control $12.69, Measure AA $12 and household hazardous waste $7.80. The starting value is the Census median market value, not an assessed value.
  • Energy: PG&E E-1 tiers with Ava Renewable 100 generation (Ava's 2021 vintage total of $0.13594 replaces PG&E's $0.12855 generation and adds the $0.01011 indifference adjustment), PG&E's $0.79343 a day base services charge, and baseline X allowances blended by season. Gas: PG&E G-1 plus the $0.12103 per therm public purpose surcharge. Usage: 371 kWh a month (the average on Ava's PG&E bill comparison) and 31.72 therms (EIA's California residential average).
  • Insurance: the California statewide average premium from the Insurance Information Institute for 2022.
