How these numbers are made
- Garbage: Republic Services' monthly residential rates from July 1, 2026 as reported May 9, 2026 ($44.04 for 30 gallons, $47.44 for 60, $53.85 for 90). The City page that shows the 2026 rates is an image and the council vote on them was not found, so these rates were reported as proposed (headline 4.93%, article body 4.89%) and adoption is unconfirmed; the contract lets Republic adjust rates each July 1 by the CPI, capped at 5%.
- Water and sewer: the City's 2026 Master Fee Schedule (rev. 07/14/2026) lists the rates effective 01/01/2020: water $16.30 meter charge (5/8 inch) plus $9.10 SCSWSP facilities charge a month and $3.99 per 1,000 gallons; sewer $75.00 a month in East Lathrop, $84.00 west of I-5. The City publishes no typical water use, so the page starts at its default use.
- Property tax: San Joaquin County 2026-27 rates; every one of the 194 tax rate areas listing Manteca Unified bonds shows 1.0985% total (1% general levy, Manteca Unified bonds 0.0174%, 0.0239% and 0.0351% and Delta College bonds 0.0092% and 0.0129%), less the $7,000 homeowners' exemption. We could not match Lathrop addresses to specific tax rate areas, so these Manteca Unified rows are used; River Islands (Banta School District) and some other areas differ.
- Not included: flat per-parcel county charges (amounts not found) and Mello-Roos and assessment-district charges, which are common on newer Lathrop homes and vary by neighborhood. The starting value is the Census ACS 2020-2024 median market value ($643,600); under Prop 13 an owner who bought years ago has a lower assessed value and pays less.
- Energy: PG&E standard tiered plans (E-1, G-1) with year-round baselines weighted by season, same method and typical use as Manteca (San Joaquin County baseline territory S); the $0.79343 a day base services charge is $24.13 a month. Insurance is the 2022 figure (the newest on the source page; premiums have likely risen since, so the total may be understated); it is the California average homeowners premium (NAIC via the Insurance Information Institute).
