How these numbers are made
- Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
- Garbage, sewer and street maintenance are on the property tax bill for 2026-27: the City's solid waste charge of $431.45 a year per unit for homes with 1 to 4 units (shown as $35.95 a month; every refuse cart size costs the same), the City sewer service charge of $57.24 a year for a single-family home, and the City street maintenance assessment of $11.00 a year for a single-family parcel. West Hollywood charges no utility tax on electricity, gas or water.
- Water: about two-thirds of residents are on LADWP (the default here) and the west side is on Beverly Hills Water. LADWP has no fixed monthly water charge; we use its July-December 2026 Schedule A rates plus the 2026 outside-city surcharge ($0.319 per HCF), with the tier sizes for the smallest lot group (under 7,500 sq ft) converted from two-month blocks to monthly and weighted 8 winter months to 4 summer months; LADWP's tiers 3 and 4 currently cost the same, so they are one tier here. Beverly Hills: the 1-inch meter charge ($59.81 per two months) and its outside-city single-family tiers from January 1, 2026 (including the MWD pass-through) plus the $0.44 per HCF reliability charge, halved to monthly. The page starts at 8.5 HCF a month, LADWP's median single-family use in FY 2024-25.
- Property tax: 1% plus the 2026-27 Los Angeles Unified and Los Angeles Community College District bond rates from the LA County tax rate resolution (about 1.1647% in total), less the $7,000 homeowners' exemption, applied to the value you enter. The starting value is the Census median for all owner-occupied homes (mostly condos); under Prop 13 a home's assessed value can be far lower. Not included: the Metropolitan Water District's small levy (its 2026-27 rate was not found on MWD's site), and county charges that vary by parcel size or improvements, such as the LA County flood control assessment and Measure W (2.5 cents per square foot of impermeable area).
- Electricity: the SCE/CPA joint rate comparison's $0.40019 per-kWh total for the Domestic rate with CPA 100% Green Power (its $209.30 average bill is that rate times 523 kWh, so it does not include SCE's $24.15 monthly Base Services Charge); we add that charge on top: $24.15 a month plus $0.40019 per kWh. Gas: SoCalGas's March 2026 average non-CARE bill ($72.39 at 35 therms), taken as including the $0.16-a-day customer charge (about $4.87 a month), so $4.87 a month plus $1.929 per therm. Both are averages; real bills vary by season and time of use. Insurance starts at the 2022 California average.

How West Hollywood compares
A typical West Hollywood house against the 207 California cities we cover, using the same default numbers as the total above.
| Per year | West Hollywood | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 1.16% | 1.13% | higher than 142 of the other 206 California cities we cover |
| Water | $1,250 | $944 | higher than 167 of the other 206 California cities we cover |
| Trash | $431 | $443 | lower than 100 of the other 187 California cities we cover |
| Electricity and gas | $3,670 | $3,463 | higher than 153 of the other 206 California cities we cover |
| Home insurance | $1,492 | $1,492 | in the middle of 201 other California cities we cover |
| Total | $17,602 | $14,973 | higher than 152 of the other 206 California cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
