How these numbers are made
- Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
- Property tax: rates of Orange County tax rate area 33-056 (Saddleback Valley USD) in the 2026-27 rate book: 1% general levy + 0.0187% school bonds + 0.0085% MWDOC = 1.0272%. Rancho Santa Margarita has many tax rate areas; some homes are in Santa Margarita Water District improvement district bonds (the district's page lists ID 4A for Rancho Santa Margarita, maturing 2038) that charge extra on land value only; rates of 0.0188% (4A) and 0.0181% (ID 3) of land value were noted in our research, but SMWD's page does not state them, and they are not included, and some parcels owe Mello-Roos taxes; these are not included. The starting value is the Census median market value; assessed values are often lower.
- Water: Santa Margarita Water District rates effective March 1, 2026: $30.09 a month for 3/4-inch residential meter, tier 1 $3.55 per CCF up to the indoor budget (4 people x 47 gallons x 30 days / 748 = 7.54 CCF), tier 2 $4.12 per CCF up to the total budget, which includes an outdoor part we ignore (use above it pays tier 3 $5.16). Pumping-zone power surcharges ($0.16-$0.72 per CCF) are not included. The 9 CCF default monthly use is our assumption, not an SMWD figure. Sewer: $38.32 a month (the Single-Family Residential Customers line) plus $1.61 per CCF up to the indoor budget; SMWD's page also lists a separate 'Per Dwelling Unit - SFR' fixed line ($25.96) and does not say whether it is added, so we do not include it.
- Trash: the Orange County 2025 trash rate survey figure for CR&R (the survey says residential rates are the monthly fee for a single-family standard set of refuse, recycling and green waste carts); it is last year's rate and may have risen in July 2026. Electricity: SCE Domestic $0.38865/kWh as of June 2026 (a system-wide SCE rate, not specific to this city) with SCE generation plus the $24.15 Base Services Charge; Rancho Santa Margarita is not in a community-choice program in this table. Gas: SoCalGas service to the city was not confirmed from an official source, so gas is omitted: the total is not all-in, and most homes also pay a gas bill.
- Flat tax-bill charges: the Metropolitan Water District standby charge and the Orange County vector control assessments, as listed for Orange County. Insurance is the 2022 California statewide average (the newest year in the Insurance Information Institute table), not a figure for this city.
