How these numbers are made
  • Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
  • Water and sewer (Yorba Linda Water District rates effective July 1, 2026): $65.16 a month for a 1-inch meter, which the District's 2026 rate study says over 75% of single-family customers have, plus $4.24 per ccf for all water used, and the District's flat $15.56 a month single-family sewer maintenance charge, which applies to homes with sewers previously administered by the City; homes on another sewer arrangement would not pay it. The page starts at 12 ccf a month, the median single-family use in the rate study. The District's annual capital finance charge ($221.85 for a 1-inch meter, $133.12 for 5/8- or 3/4-inch) is counted on the property tax bill. A small western edge of the city is served by Golden State Water instead.
  • Trash: Republic Services' standard single-family rate of $37.57 a month from July 1, 2026 ($31.55 service + $6.02 disposal) for the three-cart set, from the City's maximum rate schedule; the schedule lists it without a period and the county's trash rate survey reports these residential rates as monthly fees.
  • Property tax: tax rate area 25-001 (Placentia-Yorba Linda Unified, North Orange County Community College District and Metropolitan Water District), 1.08146% in total for 2026-27 from the Orange County tax rate book, the rate carried by most Yorba Linda tax rate areas, less the $7,000 homeowners' exemption, applied to the value you enter. Flat charges: OC San's $397 single-family sewer fee, the YLWD capital finance charge and the City Street Lighting and Landscaping Maintenance District ($74.76 arterial landscaping + $1.98 arterial lighting + $25.56 local lighting + $8.84 traffic signals = $111.14, the zones most single-family homes are in; homes in zone A-1 pay $49.58 for arterial landscaping). About 58% of single-family homes are also in one of 31 local landscaping zones, whose charges range from about $50 to over $2,000 a year and are not included; nor are Mello-Roos or other special taxes that only some parcels carry. The starting value is the Census median market value; under Prop 13 a home's assessed value can be far lower.
  • Electricity: SCE's standard Domestic rate with SCE generation from SCE's joint rate comparison with OCPA ($0.38865 per kWh in total, SCE rates as of June 1, 2026; its $203.26 average bill at 523 kWh is that rate times the usage), plus SCE's $24.15 monthly Base Services Charge. Gas: SoCalGas's August 2026 average non-CARE bill ($68.91 at 35 therms), taken as including the $0.16-a-day customer charge (about $4.87 a month), so $4.87 a month plus $1.830 per therm. Both are averages; real bills vary by season and time of use.
  • Insurance starts at the 2022 California average; Yorba Linda homes are worth more than average and parts of the city are in high fire hazard areas, so quotes are likely higher.
  • Not included: the Metropolitan Water District standby charge and the vector control assessment, which we could not confirm for Yorba Linda parcels.
  • Nothing here is legal, tax or insurance advice.
