How these numbers are made
- Property tax: Shasta County's 2026-27 rates for tax rate area 003-026, the largest Shasta Lake tax rate area in the County's parcel file (2,291 parcels with a Shasta Lake address). It carries the 1% basic levy plus Gateway Unified School District bonds and Shasta-Tehama-Trinity college bonds (1.142615% total), less the $7,000 homeowners' exemption. The City itself has no separate ad valorem rate.
- Flat charges: only the Shasta Mosquito and Vector Control assessment (Area 1, $26.78 per single-family equivalent) is included; the District lists Shasta Lake in its area, but we did not confirm that every Shasta Lake parcel is in Area 1 rather than Area 2 ($32.75). The County list also shows a Shasta Lake Fire 2008 assessment, a Shasta Lake wastewater assessment and City community facilities and landscape districts; we could not find their amounts or which parcels pay them, so they are not included.
- The starting value is the Census ACS 2020-2024 median market value of owner-occupied homes ($294,400). Under Prop 13 many owners have lower assessed values, so enter the value from your tax bill.
- Water: City of Shasta Lake rates for July 1, 2026 (Ordinance CC 2024-304; the 2024 Proposition 218 notice table lists the same figures): $49.77 monthly for a 5/8-inch meter and $3.22 per hcf. The page starts at 11 hcf a month, the City's rate study average residential use. Sewer: flat $81.31 residential. Garbage: the 2026 cart bundle rates, billed by the City.
- Electricity: City of Shasta Lake residential rate effective July 1, 2026, $26.00 a month plus $0.17788 per kWh, plus the 2.85% public benefit charge. The City's rate sheet also has a Power Cost Adjustment rider that varies monthly; no current value was found, so it is not included. Typical use is the EIA 2024 residential average for the City's utility (about 830 kWh a month). Insurance is the 2022 California statewide average.
- Gas: only about 4% of Shasta Lake homes use utility gas (Census ACS 2020-2024: 154 of 4,035), and about 56% heat with electricity, so no gas utility is modelled. Many homes use bottled gas or wood.
