If you own and occupy your home as your principal place of residence on January 1 (lien date), you may be eligible for a Homeowners' Exemption. This exemption reduces the taxable value of your property by $7,000, resulting in a tax savings of approximately $70 to $80 per year.

How these numbers are made
  • Garbage: Amador Valley Industries' rates effective July 1, 2026: the minimum residential rate of $46.95 a month covers the 32-gallon garbage cart and is collected on the property tax roll; the 64-gallon cart adds $39.04 and the 96-gallon cart adds $78.10 a month. Because the charge rides on the tax bill, the page counts it once, as garbage.
  • Water: DSRSD rates effective January 1, 2026: $1.72 water consumption + $0.46 power + $4.22 Zone 7 consumption = $6.40 per CCF in every tier; fixed charges of $43.99 (DSRSD) + $14.39 (Zone 7) for a 5/8 inch meter are billed every two months, halved to $29.19 a month. DSRSD does not publish a typical monthly use, so the page starts at its default of 9 CCF.
  • Sewer: DSRSD's single-family wastewater charge of $559.02 a year (effective July 1, 2026) is billed on the property tax bill, so the page treats it as a yearly tax-bill charge.
  • Property tax: 2025-26 county rate book, tax rate area 26-001 (City of Dublin), 1.2385% in all: 1% countywide, county GO bond, Dublin Joint Unified and Chabot-Las Positas bonds, Zone 7, BART and East Bay Regional Park. Every City of Dublin code area listed (26-001 through at least 26-012) shows the same rates. Flat charges: county EMS special tax, vector control, Measure AA and the household hazardous waste fee. Newer Dublin neighborhoods may also carry Mello-Roos or assessment-district charges that are not modelled.
  • Value: the Census median value of owner-occupied homes in Dublin is a market figure; Prop 13 assessed values of long-time owners are lower.
  • Energy: PG&E delivery with Ava Renewable 100 generation, year-round, using the same tariffs as other Ava cities; typical use is Ava's example bill of 371 kWh a month and the statewide EIA gas figure.
  • Nothing here is legal, tax or insurance advice.
