How these numbers are made
  • Garbage: the Republic Services page could not be read for current cart rates (undated; figures from an earlier read could not be re-quoted), so no garbage price is counted and the total leaves garbage out.
  • Water: Coastside County Water District rate schedule effective January 19, 2026 (monthly base charge $41.43; $13.30, $19.76, $23.93 per hcf). The page starts at the district’s own example of 5 hcf a month for an average single-family customer.
  • Sewer: the City’s 2020 rate notice lists $1,344 a year for a single-family home in 2024-25 ($1,980 with an ADU), the last year in its schedule; we assume that is the amount on the tax bill. No 2025-26 or 2026-27 amount was found, so the real charge is likely higher. This applies to the part of the city south of Frenchman’s Creek; the north part is served by the Granada Sanitary District, which has different charges (not found).
  • Property tax: San Mateo County 2025-26 rates for tax rate area 017-001, the first Half Moon Bay area in the rate book (not confirmed to be the area with the most homes, so the figures may differ for other parts of the city): 1% general tax, open space 0.0014%, Cabrillo Unified bonds 0.1404%, community college bonds 0.0180%, less the $7,000 homeowners’ exemption. Flat charges: Cabrillo Measure N ($198), mosquito assessment Zone A ($26.80) and Measure AA ($12).
  • The starting value is the Census ACS 2020-2024 median value of owner-occupied homes in Half Moon Bay ($1,549,500); an owner who bought years ago has a lower assessed value under Prop 13. Electricity and gas use PG&E E-1 and G-1 rates with WestLight Energy generation, as in neighboring San Mateo County cities; insurance is the 2022 California average premium.
