How these numbers are made
- Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
- Property tax: tax rate area 06330, where 6,175 of Montebello's 7,227 parcels coded single-family (use code 0100) sit: the 1% levy, the City's voter-approved retirement levy (0.197875%), the 2026-27 Montebello Unified and Los Angeles Community College District bond rates from the LA County tax rate resolution, and the Metropolitan Water District's 0.0085% (about 1.3304% in total), less the $7,000 homeowners' exemption, applied to the value you enter. Other parts of the city are in other tax rate areas with different school or college bond rates. The starting value is the median 2026 roll value of those single-family parcels; Prop 13 values of long-held homes are far below market.
- Flat charges on the tax bill for 2026-27: Athens Services trash at $43.94 a month ($527.28 a year, shown under garbage), LA County Sanitation District No. 2's $232 sewer charge, the Greater LA County Vector Control assessment ($18.97 for parcels of an acre or less), Metropolitan Water District's $10.44 standby charge for Central Basin MWD lands, and Measure W (2.5 cents per square foot of impermeable area), where we use the median for Montebello single-family parcels in the county's Safe Clean Water tax layer ($90.73, from 2019 parcel data). Not included because they vary by parcel or we found no 2026-27 adopted amount: Central Basin MWD's own standby charge (its posted cap is $10 per parcel under an acre), the LA County flood control assessment, the trauma and emergency services tax, the county park district assessment, and the Natasha Lane assessment districts in one neighborhood.
- Water: four suppliers serve Montebello. Placing each single-family parcel by its center point on the state water-system map: about 29% are in San Gabriel Valley Water's systems (El Monte/Whittier, the default here, and its former City of Montebello system), 26% in Montebello Land & Water Company, whose rates we could not find online, and 19% in South Montebello Irrigation District. About a quarter of homes, in west Montebello, fall in no mapped system (Cal Water's East Los Angeles district is next to that area). Homes in Montebello Land & Water or an unmapped area see the default rates. San Gabriel: Schedule LA-1C rates effective July 20, 2026 ($32.78 for a 5/8 x 3/4-inch meter; $4.8334, $5.5582 and $7.2257 per Ccf for 0-10, 11-20 and over 20 Ccf) plus the LA-AS surcharges in effect now ($0.3397 CAP, $0.2830 until February 2027 and $0.0062 per Ccf, and the $4.45 monthly sur-credit through April 2027 that excludes former City system customers) and the 0.70% CPUC fee. South Montebello Irrigation District: the 2026-27 5/8-inch meter base ($41.02) plus the dwelling unit charge ($16.45), both taken as monthly, and its residential rates per unit, which we treat as Ccf. The page starts at 10.33 Ccf a month, San Gabriel's adopted single-family sales of 124 Ccf a year divided by 12.
- Electricity: SCE's standard Domestic rate with SCE generation from the SCE/CPA joint rate comparison ($0.37392 per kWh in total, SCE rates as of June 1, 2026; its $195.56 average bill at 523 kWh equals that rate times the usage), plus SCE's $24.15 monthly Base Services Charge. Gas: SoCalGas's March 2026 average non-CARE bill ($72.39 at 35 therms), taken as including the $0.16-a-day customer charge (about $4.87 a month), so $4.87 a month plus $1.929 per therm. Both are averages; real bills vary by season. Insurance starts at the 2022 California average.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
