How these numbers are made
- Garbage: Marin Sanitary Service's San Anselmo residential flat rates effective January 1, 2026, adopted by the Town Council in Resolution 2025-4603 on November 10, 2025: $47.83 a month for a 20-gallon cart, $62.51 for 32, $125.13 for 64 and $187.69 for 96, each bundled with two organics carts and a recycling split cart, billed quarterly. Homes served by the small truck pay the higher ST rate.
- Water: Marin Water rates effective July 1, 2026, for a single-family home with a 5/8-inch meter, billed every other month and halved to a month: ($55.61 service charge + $36.47 capital maintenance fee) / 2 = $46.04, and the bimonthly tier limits of 15, 25 and 80 units become 7.5, 12.5 and 40 units a month. The $0.66 per unit watershed management fee is added to each tier. Marin Water publishes no typical use, so the page starts at its default of 9 units a month.
- Sewer: Ross Valley Sanitary District's single-family charge for the Ross Valley Rate Zone, $1,340 for 2026-27 (the Ordinance 102 maximum), counted with the property tax bill. We did not read a 2026-27 San Anselmo bill to confirm the amount billed.
- Property tax: San Anselmo's seven tax rate areas (7-000 to 7-006) list identical rates in the County's 2025-26 rate book, so no one area is picked. Rates are the 2026-27 rates the Board of Supervisors adopted on August 25, 2026: 1% countywide, San Anselmo pension override 0.0590% and bonds 0.0040%, College of Marin bonds 0.0234%, Ross Valley School District bonds 0.0222%, Tamalpais Union bonds 0.0289% and Marin Healthcare District bonds 0.0185%, 1.1560% in all, less the $7,000 homeowners' exemption.
- Flat charges on the bill (2026-27): Ross Valley School District parcel tax $1,282, Tamalpais Union parcel tax $560, Marin Wildfire tax at $0.1141 per square foot of building ($228.20 for 2,000 sq ft), Ross Valley Paramedic Authority tax $103.50 (Measure J: $94.50 plus up to $3 a year; this is the same tax as on Larkspur's 2026-27 bills, not a San Anselmo bill we read), Marin Water fire flow fee $75, Marin Emergency Radio Authority $29, SF Bay Restoration $12 and mosquito and vector control $12 (the district's 2025-26 report rate). The Ross Valley storm drainage fee is left out because San Anselmo voters chose in March 2024 to withdraw the Town from Flood Zone 9 (we could not confirm how the county bills it now). Seniors who file can be exempt from the Tamalpais Union parcel tax; we did not find the Ross Valley School District's senior exemption terms.
- The starting home value is the Census ACS 2020-2024 median market value of owner-occupied homes ($1,576,700); under Prop 13 an owner who bought years ago has a lower assessed value and pays much less. Enter the net value from your tax bill.
- Electricity and gas: same PG&E E-1 with MCE Light Green and G-1 construction as the neighboring Larkspur page, using baseline territory X (our reading: San Anselmo is not in the territory T described by named boundaries on the Mill Valley side of the county): $0.37292 per kWh up to the baseline and $0.45433 above it, plus PG&E's $0.79343 a day base services charge ($24.13 a month); gas $2.42480 and $2.92792 per therm plus the $0.12103 public purpose surcharge. Typical use is PG&E's 2024 residential average (EIA, about 500 kWh a month) and California's 2024 residential gas average (about 32 therms a month). Insurance is the 2022 California average homeowners premium (NAIC via the Insurance Information Institute).
