How these numbers are made
- Individual bills are not public, so we calculate yours from public rates and what you tell us.
- Garbage (WM): 96-gallon trash with 64-gallon green and recycling carts $34.19 a month, 64-gallon $32.91, under the 2026 rate sheet; WM bills monthly.
- Water (Padre Dam, SF 1 tiers, 5/8" meter): monthly system charge $40.97 plus IAC charge $4.55 = $45.52; tier rates $9.78, $10.95, $12.48 per HCF. Eastern Service Area customers get a $0.77 per HCF credit and pumping zones add $0.52 to $2.58 per HCF; we do not model these. Padre Dam also has SF 2 and SF 3 tier sets for other lot classes.
- Sewer (Padre Dam, bills mailed from November 1, 2026): $41.12 base plus $5.60 per HCF, capped at $108.32 a month, so 12 HCF. The district sets it from your lowest two-month water use in the previous year, so your own charge may differ from our water-use-based estimate. Sewer is billed by the district, not on the property tax bill.
- Property tax: tax rate area 16012 in the County FY 2025-26 rate book (1.17129, shared by most Santee tax rate areas): 1% plus school rates .14440 (Santee, Grossmont HS, Grossmont-Cuyamaca), Grossmont Healthcare .01989 and MWD .007. The Fire District, Ambulance Transport and Lighting Zone B charges are the county list totals divided by parcels (averages; your amount may differ). Weston and El Nopal homes also carry Mello-Roos charges; we do not include them.
- Electricity and gas: SDG&E bundled; 400 kWh and 24 therms a month as for neighboring cities. The electric rate is SDG&E's April 2026 TOU-DR1 average bill ($194) less the base charge, divided by 400 kWh; the gas rate is the March 2026 typical bill of $65.08 less the fixed charge, divided by 24 therms. Insurance is the 2022 California average. The electric rate is a typical-bill average from the April alert, not a recomputation of the TOU-DR1 rates effective 8/1/2026 (which vary by season and time of day and carry a baseline credit), so actual bills can differ. The same 400 kWh default and rate are used for neighboring San Diego County cities. The insurance figure is an old (2022) California statewide average, not specific to Santee or to current home values, and current premiums may differ.
