How these numbers are made
  • Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
  • Water (Anaheim Public Utilities): the $15.00 monthly customer charge for a 5/8 x 3/4-inch meter plus $4.11 per HCF for all water ($0.15 commodity charge + $2.71 water commodity adjustment from March 1, 2026 + $1.25 water system reliability adjustment from April 3, 2026; there are no usage tiers). The page starts at 16 HCF a month, the typical residential customer in APU's February 2026 rate notice. A few small areas inside the city are served by other water purveyors and are not modeled. Sewer: the City's $7.50 monthly wastewater maintenance charge on the APU bill; OC San's $397 single-family fee is counted with the tax bill. Trash: the City's July 1, 2026 residential rates ($30.94 a month with a 96-gallon trash cart, $29.64 with a 64- or 35-gallon cart; recycling and one organics cart included), plus the $2.33 monthly residential street sweeping charge.
  • Property tax: tax rate area 01-001 (Anaheim Elementary, Anaheim Union High, North Orange County Community College District and Metropolitan Water District), 1.13216% in total for 2026-27 from the Orange County tax rate book, less the $7,000 homeowners' exemption, applied to the value you enter. Anaheim is split among many school districts; by our count of 2020 Census housing units whose block centroids fall inside the city, about 56% are in Anaheim Elementary (1.13216%), 16% in Orange Unified (Anaheim Hills and the east, 1.05993%), 12% in Magnolia (1.10791%), 8% in Placentia-Yorba Linda Unified (1.08146%), 4% in Savanna (1.14794%) and 4% in Centralia (1.13546%). Flat charges: OC San's $397 single-family sewer fee, the Metropolitan Water District standby charge for Anaheim ($8.55 per parcel under an acre) and the two countywide Orange County Mosquito and Vector Control District assessments ($9.34 and $1.92). Mello-Roos special taxes and other assessments that only some parcels carry are not included. The starting value is the Census median market value; under Prop 13 a home's assessed value can be far lower.
  • Electricity: APU Schedule D (May 1, 2024; no seasons): $8.00 customer charge, 14.00¢ per kWh for the first 300 kWh a month (the 10 kWh-a-day lifeline allowance) and 21.49¢ above, plus the Rate Stabilization Adjustment from December 1, 2025 ($0.0055 per kWh on all use and $0.0100 on use above lifeline). We add the 4% undergrounding surcharge to all of those charges (APU's program page does not say which charges it applies to) and the state's $0.0003 per kWh energy surcharge, so $8.32 a month plus about 15.16¢ and 23.99¢ per kWh. Typical use is APU's 2024 residential average from EIA, about 467 kWh a month. APU's bill guide lists no city tax on the utility bill, and none is added.
  • Gas: SoCalGas's August 2026 average non-CARE bill ($68.91 at 35 therms), taken as including the $0.16-a-day customer charge (about $4.87 a month), so $4.87 a month plus $1.830 per therm. Both energy figures are averages; real bills vary by season and use. Insurance starts at the 2022 California average homeowners premium (NAIC via the Insurance Information Institute) until you enter your own.
