How these numbers are made
- Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
- Water: the City's published rate table (effective January 1, 2020, the latest the City page shows): $41.72 per two-month bill for a 5/8-inch or 3/4-inch meter, i.e. $20.86 a month, and $2.39 per 1,000 gallons, each plus the 10% Capital Charge the page describes, so $22.95 a month and $2.629 per 1,000 gallons. The City publishes no typical use, so the starting water use is our own assumption, not a City figure. The City page shows only the 2019 and 2020 tables (its pass-through period ended June 30, 2020) and we found no newer rate schedule, so current rates may be higher and the water line may be out of date.
- Trash: EDCO's $24.15 monthly rate for a standard single-family set of carts from the Orange County Waste & Recycling 2023 survey; the latest figure we could find, so it may be higher now. How it is billed was not found.
- Property tax: 2026-27 Orange County rate of 1.12202% for tax rate area 14-018 (1% levy + Buena Park School District, Fullerton Joint Union High School District and North Orange County Community College District bonds + MWDOC), less the $7,000 homeowners' exemption. Buena Park has many tax rate areas (some with Anaheim or Centralia school districts, total 1.10664 to 1.13546); we chose one with Buena Park and Fullerton high school bonds. The starting value is the Census median market value; your assessed value is often far lower. Community facilities district (Mello-Roos) and other direct charges that only some parcels carry are not included.
- Sewer: the OC San $397 single-family fee on the tax bill; the City's own sewer charges, if any, were not found. Electricity: SCE's standard Domestic rate of $0.38865 per kWh plus the $24.15 Base Services Charge at 523 kWh. Gas: SoCalGas's August 2026 average non-CARE bill at 35 therms. City franchise fees were not separately sourced. Insurance starts at the 2022 California average.
