How these numbers are made
- Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
- Property tax: tax rate area 08467 and the others with the same 1.33353% total, where about 83% of San Gabriel's 5,764 single-family parcels (LA County use codes 0100 and 0101) sit (LA County Auditor-Controller tax rate area lookup, 2026-27): the 1% levy, the City's voter-approved retirement tax levy of $0.14 per $100 (0.14%), the 2026-27 San Gabriel Unified School District and Los Angeles Community College District bond rates from the LA County tax rate resolution, and the Metropolitan Water District's 0.0085%, less the $7,000 homeowners' exemption, applied to the value you enter. About 9% of single-family parcels (Garvey School District areas) pay 1.353458% and about 8% (Rosemead School District and El Monte Union High areas) pay 1.298734%. The retirement levy rate is from the City's FY 2025-26 budget fee schedule and matches the county's 2026-27 rate for these areas. The starting value is the median 2026 roll value of those parcels; Prop 13 values of long-held homes are far below market.
- Sewer and flat charges on the tax bill for 2026-27: the City's sewer user fee ($117 for a single-family residence, adopted in the FY 2026-27 fee schedule on June 2, 2026), LA County Sanitation District No. 2's $232 service charge (about 86% of the city's single-family parcels are in District No. 2 on the Sanitation Districts' boundary map; the other 14% are in District No. 15, which charges $212), Measure W (2.5 cents per square foot of impermeable area; we use the median for San Gabriel single-family parcels in the county's Safe Clean Water tax layer, $98.40), the San Gabriel Valley Mosquito and Vector Control District's $20 per parcel and the Metropolitan Water District's $9.27 standby charge for Upper San Gabriel Valley MWD lands (all single-family parcels). San Gabriel has its own fire department and its tax rate areas carry no county fire district, so no county fire special tax is added. Not included because they vary by parcel: the LA County flood control assessment, the trauma and emergency services tax and the LA County park district assessments.
- Trash: Athens Services' single-family rates effective July 1, 2026 (Resolution No. 26-39, adopted July 21, 2026 after a Prop 218 hearing with 56 protests): $51.07 a month for the 96-gallon trash cart bundle and $44.93 for the 64-gallon bundle, each with a 96-gallon recycling and a 96-gallon organics cart (Athens' rate sheet calls them 90/90/90 and 60/90/90).
- Water: placing each single-family parcel on the state water-system map, about 70% are in San Gabriel County Water District (the default here; 8% sit on its boundary with California American Water) and about 21% in California American Water's San Marino system; Golden State Water's South San Gabriel system (about 4%), Sunny Slope Water (under 1%) and the parcels that fall in no mapped system (about 5%) are not priced here (homes there see the default). San Gabriel County Water District: rates effective January 1, 2026, billed every two months; we use half of the $51.49 capacity charge plus the $0.53 Water Quality Authority charge for a 5/8-inch meter (the District's rate study lists that charge as bi-monthly), $26.01 a month, and $2.71 per hcf. Many District customers have a 1-inch meter ($92.51 every two months). Cal-Am: the SOU-1 rates per 100 gallons converted to 1,000 gallons, plus the per-100-gallon surcharges in effect now and the 1.103% San Gabriel franchise fee; not included are its CAP surcharge, the PUC reimbursement fee and a temporary residential surcredit. Neither water supplier publishes a typical use for San Gabriel County Water District homes, so the page starts at 9 hcf a month. San Gabriel's 8% utility users' tax is added to water, electricity and gas (FY 2025-26 budget).
- Electricity: SCE's standard Domestic rate with SCE generation from the SCE/CPA joint rate comparison ($0.37392 per kWh in total, SCE rates as of June 1, 2026; its $195.56 average bill at 523 kWh equals that rate times the usage), plus SCE's $24.15 monthly Base Services Charge. Gas: SoCalGas's August 2026 average non-CARE bill ($68.91 at 35 therms), taken as including the $0.16-a-day customer charge (about $4.87 a month), so $4.87 a month plus $1.830 per therm. Both are averages; real bills vary by season. Insurance starts at the 2022 California average.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
