How these numbers are made
  • Garbage: $58.72 a month, the City's residential rate effective January 1 through December 31, 2026, as posted on the City's Waste Management page; it matches the 2026 column of the 2023 rate study's recommended schedule. The page lists no rate after December 31, 2026.
  • Water and sewer: the Prop 218 notice for the March 18, 2025 hearing lists the schedule that took effect May 15, 2025, with steps on July 1, 2026, 2027 and 2028; local news reported the council approved the first step; we found no adopted rate sheet for the later steps. We use the notice's scheduled July 1, 2026 step: water $27.60 a month for a ¾-inch meter plus $3.22 per hcf, sewer $64.50 a month per single-family home. The notice's average single-family use is 16 hcf a month.
  • Property tax: San Joaquin County's 2026-27 rates for tax rate area 002-000, a Manteca Unified area; nearly all Manteca tax rate areas (002-xxx) list the same 1.0985%, while a few list 1.0529% instead: 1% general levy, 0.0174%, 0.0239% and 0.0351% Manteca Unified bonds and 0.0092% and 0.0129% Delta College bonds, 1.0985% in all, less the $7,000 homeowners' exemption.
  • Not included: Community Facilities District (Mello-Roos) and assessment-district charges on some bills, which vary by neighborhood, and any storm-drain charge we could not source. The starting home value is the Census ACS 2020-2024 median market value ($589,900); under Prop 13 an owner who bought years ago has a lower assessed value and pays less.
  • Energy: PG&E standard tiered plans (E-1, G-1) with year-round baselines weighted by season (electric 4 summer and 8 winter months; gas 7 summer, 3 off-peak and 2 on-peak months). PG&E's $0.79343 a day base services charge is $24.13 a month (365 days / 12 months). Typical use is PG&E's 2024 residential average (EIA, about 500 kWh) and California's 2024 residential gas average (about 32 therms). Insurance is the 2022 California average homeowners premium (NAIC via the Insurance Information Institute) until you enter your own.
