How these numbers are made
  • Garbage, water and sewer: City of Fresno Master Fee Schedule effective July 1, 2026: $38.70 a month for Basic service (96-gallon trash) or $35.25 for Alternative service (64-gallon trash), $13.50 a month for a 3/4-inch domestic meter plus $1.74 per 100 cubic feet, and a flat $25.75 a month for sewer. The bill's Community Sanitation line is left out: the fee schedule lists its $6.23 only for 'Community Sanitation Services Only' customers.
  • Property tax: Fresno County 2026–27 rates (Resolution 26-327, adopted Sept. 22, 2026) for a home in Fresno Unified: 1% countywide, 0.032438% City of Fresno, 0.238864% Fresno Unified bonds and 0.015278% State Center Community College bonds, 1.28658% in all, less the $7,000 homeowners' exemption. Parts of the city are in Clovis, Central and other school districts with different bond rates.
  • Flat charges: the Fresno Metropolitan Flood Control District's 2026–27 assessment for a developed single-family lot under 1.5 acres is $19.50 to $28.20 depending on benefit zone; we use the lowest, $19.50. We could not find the per-parcel mosquito abatement charge, and newer subdivisions may also pay City landscape or community facilities district charges.
  • The starting home value is the Census ACS 2024 median market value; under Prop 13 an owner who bought years ago has a lower assessed value and pays less.
  • Energy is a year-round estimate: PG&E's per-day charges and baselines are turned into monthly amounts as 365 days / 12 months, and the baseline is weighted by season (electric: 4 summer and 8 winter months; gas: 7 summer, 3 off-peak and 2 on-peak months). Rates: E-1 (June 1, 2026) 32.561¢ and 40.702¢ per kWh plus $0.79343 a day; G-1 (Oct 1, 2026) $2.42480 and $2.92792 per therm plus the $0.12103 surcharge. Typical use is PG&E's 2024 residential average (EIA, about 500 kWh a month) and California's 2024 residential gas average (EIA, about 32 therms a month). A 1% City of Fresno gas franchise surcharge approved in 2010 is not included.
  • Insurance is the 2022 California average homeowners premium (NAIC via the Insurance Information Institute) until you enter your own.
  • Nothing here is legal, tax or insurance advice.
