How these numbers are made
- Individual bills are confidential in California, so we calculate yours from public rates and what you tell us.
- Property tax: the tax rate shared by the Walnut Valley Unified tax rate areas, which hold about 70% (5,800) of Walnut's 8,329 single-family parcels in the LA County parcel data (rates from the Auditor-Controller's 2026-27 tax rate area lookup): the 1% levy plus the 2026-27 Walnut Valley Unified, Mt. San Antonio College and Metropolitan Water District rates from the LA County tax rate resolution (1.17381% in total), less the $7,000 homeowners' exemption, applied to the value you enter. The other 30% (2,529 parcels) are in Rowland Unified, whose bonds make the total 1.180461% (about $43 a year more at the typical value). Walnut levies no city property tax rate of its own. The starting value is the median 2026 roll value of single-family parcels; Prop 13 values of long-held homes are far below market.
- Sewer and flat charges on the tax bill for 2026-27: County Sanitation District No. 21's $224 service charge (all but a handful of Walnut's single-family parcels fall in District No. 21 in the Sanitation Districts' boundary map) and the County Consolidated Sewer Maintenance District's $78.50 per sewage unit; Walnut's Lighting and Open Space Maintenance District No. 1, where we use the most common 2026-27 charge, $295.97 (963 lots in Zone 4, the largest zone; the engineer's report spreads $2.54 million over about 6,600 lots in 11 zones, with residential charges from about $57 to $814 and $2,816.88 in Zone 9, Three Oaks; parcels outside the district pay none); Measure W (2.5 cents per square foot of impermeable area), at the median for Walnut single-family parcels in the county's Safe Clean Water tax layer ($119.01); LA County Fire's Measure E special tax (6 cents per square foot of buildings plus the 2% yearly adjustment, on the median 2,084 sq ft single-family home in the County parcel file: about $127.54); the San Gabriel Valley Mosquito and Vector Control District's $20 per parcel; and the Metropolitan Water District's $12.21 standby charge for Three Valleys MWD lands. Not included, because they vary by parcel: the LA County flood control assessment, the trauma and emergency services tax and the LA County park district assessment (Measure A).
- Trash: Valley Vista Services' basic service fee from February 1, 2026 ($101.79 a quarter, $33.93 a month), billed by Valley Vista, not on the tax bill. The basic fee is the same whatever cart size you choose.
- Water: in the state water-system map about 64% of Walnut's single-family parcels are in Walnut Valley Water District (the default here), about 32% in Suburban Water Systems' San Jose Hills system and about 4% in Golden State Water's San Dimas system (not priced here; homes there see the default). Walnut Valley: single-family rates effective January 1, 2026 ($41.98 a month for a 5/8- or 3/4-inch meter; $4.02 per unit up to 6 units, $5.08 for 7-27, $6.75 above, 1 unit = 748 gallons); homes in pumping zones 2 and 3 pay $0.30 or $0.55 more per unit, not included. Its 2024 rate study schedules further increases each January 1 (for 2027: $47.44 a month and $4.55, $5.75 and $7.63 per unit). The starting use, 13.2 units a month, is the study's projected single-family use for 2025 (4,044,727 units) divided by its 306,132 single-family bills a year. Suburban: Schedule SJ-1 Tariff Area No. 1 rates effective August 15, 2026 ($16.97 a month for a 5/8 x 3/4-inch meter; $4.505 per 100 cubic feet up to 20 units a month, $5.057 above), plus the per-unit surcharges in effect now ($0.093 CAP, $0.091 WRAM, $0.279 and $0.257 reserve-account, and $0.560 and $0.020 interim-rate true-up surcharges) and the 0.70% CPUC fee; higher-elevation Tariff Areas 2 and 3 pay $0.18-0.53 more per unit.
- Electricity: SCE's standard Domestic rate with SCE generation from the SCE/CPA joint rate comparison ($0.37392 per kWh in total, SCE rates as of June 1, 2026; its $195.56 average bill at 523 kWh equals that rate times the usage), plus SCE's $24.15 monthly Base Services Charge; Walnut is not a Clean Power Alliance member. Gas: SoCalGas's March 2026 average non-CARE bill ($72.39 at 35 therms), taken as including the $0.16-a-day customer charge (about $4.87 a month), so $4.87 a month plus $1.929 per therm. Both are averages; real bills vary by season. Insurance starts at the 2022 California average, the latest official one we found; it is four years old and likely understates a current premium, so enter your own.

How Walnut compares
A typical Walnut house against the 110 California cities we cover, using the same default numbers as the total above.
| Per year | Walnut | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 1.17% | 1.13% | higher than 74 of the other 109 California cities we cover |
| Water | $1,233 | $955 | higher than 89 of the other 109 California cities we cover |
| Trash | $407 | $438 | lower than 63 of the other 101 California cities we cover |
| Electricity and gas | $3,505 | $3,556 | lower than 62 of the other 109 California cities we cover |
| Home insurance | $1,492 | $1,492 | in the middle of 108 other California cities we cover |
| Total | $14,958 | $15,240 | lower than 59 of the other 109 California cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
