How these numbers are made
  • Tax: bill for a Brentwood home in tax rate area 10001 (the Brentwood area with the most single-family parcels, 10,562 of about 20,000): 1% plus city, Liberty Union High, Brentwood Union and community college bonds, BART and East Bay Regional Park District rates, 1.1071% in all. The starting value is the median 2026 assessed value in that area, $594,276, before the $7,000 homeowners' exemption.
  • Flat tax-bill charges are the five that every one of 20 sampled area-10001 bills carried, plus the street light and landscape charge ($496.54, the median of the 13 sampled bills that had one). Mello-Roos and assessment lines on some bills (7 of 20, $281 to $2,670) are not in the totals.
  • Water and garbage: the City of Brentwood rates page lists fees effective July 1, 2025; we could not read a July 2026 schedule, so these may be a year old. Water is priced per 1,000 gallons; typical use is the 2023 rate study's average of 10 thousand gallons a month (13.37 CCF). Garbage is the 64-gallon cart.
  • Sewer: base fee $20.31 plus $4.25 lateral fee, plus $6.98 per 1,000 gallons from the 2023 rate study's July 1, 2025 column, capped at 7 thousand gallons a month (in the water unit, kgal) as the study states; the cap gives $73.42 a month, matching the city page's maximum. The study also lists July 2026 figures, but we found no confirmation that they were adopted. Real sewer use is billed on the two lowest winter months.
  • Electricity and gas: PG&E bundled schedule E-1 and gas G-1 as for neighboring Clayton, territory X baselines assumed; Brentwood may be in a community choice program we could not confirm. Typical use is EIA's California residential average. Insurance is the 2022 California average premium and may be out of date.
  • Water, sewer and garbage use the schedule the city page showed in April 2026 (effective July 1, 2025); a July 2026 step may exist and we could not confirm it. Searches found no sign that Brentwood is in Ava Community Energy, so PG&E bundled rates are kept.
  • Baseline: Contra Costa County outside its S and T portions is baseline territory X; its baseline is 9.8 kWh a day in summer (June 1 through September 30) and 9.7 in winter. PG&E electric service in Brentwood is assumed from its gas service map listing Brentwood 94513.
  • Modelling note: use codes 11 and 19 are treated as single-family parcels; tax rate area 10001 is the Brentwood rate area with the most such parcels; the median is before exemptions.
  • Nothing here is legal, tax or insurance advice.
