How these numbers are made
  • Property tax: 1% general levy plus the FY 2026-27 Morongo Unified School and Copper Mountain Community College bond rates from San Bernardino County's rate table, on the assessed value minus the $7,000 homeowners' exemption.
  • Water: Hi-Desert Water District residential rates effective July 1, 2026; sewer is on the tax bill only where connected, so it is not included for a typical house.
  • Electricity: SCE TOU-D-4 total per kWh and 659 kWh from SCE's published comparison for Baseline Region 14 (it names Apple Valley, not Yucca Valley), plus the $24.15 base services charge. Yucca Valley's own baseline region was not confirmed, so this is a proxy for a nearby high-desert town.
  • Not included: trash (on the tax bill; the 2026-27 amount was not found in a primary source) and gas (no piped gas utility confirmed; homes may use propane or electric). The sewer fee shown applies only to connected homes; the sewer page may list a proposed surcharge not yet approved. Water uses 9 ccf a month as the page's own default, not a district-stated typical.
  • Modelling: Prop 13 assessed-value basis, and the TOU-D-4 / Baseline Region 14 (Apple Valley) proxy, are our own assumptions, not stated in the quoted sources.
  • Property tax is modelled on the home's taxable value (assessed value under Prop 13); the Census median value is only the typical starting point.
  • Nothing here is legal, tax or insurance advice.

How Yucca Valley compares

A typical Yucca Valley house against the 207 California cities we cover, using the same default numbers as the total above.

Water$1,129$944higher than 147 of the other 206 California cities we cover

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.

1. Property tax rate

The fact: Yucca Valley's property tax rate is 1.08%, lower than 172 of the other 206 California cities we cover. The rate adds up every agency on the bill, not only the city.
