How these numbers are made
  • Individual bills are not public, so we calculate yours from public rates and what you tell us.
  • Property tax: the 1% levy plus voter-approved school (Solana Beach .02266, San Dieguito Union High .02003, MiraCosta .01140 per $100) and Metropolitan Water District (.007 per $100) rates for 2025-26 (total 1.06109, tax rate area 18000, the City of Solana Beach range); the 2026-27 rate book was not yet published on October 29, 2026. The starting value is the Census median, which is top-coded at $2,000,001, so it understates market value; assessed values for long-time owners are usually lower, so enter yours.
  • Flat tax-bill charges: only the county vector control assessment is included. The county rate book also lists Solana Beach Fire Benefit Fee and Lighting District Zone A levies, but publishes only totals and parcel counts, not per-home amounts, so they are not in the total. Some neighborhoods also pay CFD or maintenance district charges.
  • Water: Santa Fe Irrigation District, January 2026 rates; the bi-monthly fixed charge and tier breakpoints for the 3/4-inch meter are halved to monthly.
  • Sewer: $825.58 is the FY 2027 single-family EDU rate from the City Council's 2025 rate schedule.
  • Garbage: EDCO rates effective July 1, 2025 from the City's rate package. Electricity: Clean Energy Alliance Clean Impact Plus total $0.49874 per kWh at 346 kWh, with the base charge backed out as in other CEA cities. Gas: SDG&E's $0.13 a day fixed charge (CPUC table, September 2025) averaged over the year ($3.95 a month), plus $2.5469 a therm, so that 24 therms a month gives SDG&E's March 2026 average non-CARE bill of $65.08. Water default use is a modelled assumption, not an SFID-published typical. Census top-codes the median home value at $2,000,001, so market value is understated. The tax rate (total 1.06109) is the county's 2025-26 rate for tax rate area 18000, the City of Solana Beach range. Insurance starts at the 2022 California average premium, $1,492, the newest figure in the cited source.
