How these numbers are made
  • Property tax: Kings County 2026-27 tax rate book, tax rate area 002-001 (the rows listing Hanford Elementary and Hanford High bonds): 1% plus the bond rates shown, 1.07601% in all. We assume this is the area with the most homes in the city; other areas run higher or lower. The value is the Census median market value; Prop 13 assessed values are often lower.
  • Water: City of Hanford FY 2026-27 Master Fee Schedule, $22.52 meter charge plus $2.54 per CCF. Sewer: $32.50 single-family wastewater from the same schedule (the City's rate notice shows $32.50 as the 2026/27 step of its proposed schedule). The City later noticed a further wastewater increase (reported as about $39 from 9/1/26) for a hearing on 8/18/26; we could not confirm its outcome, so the bill may now be higher. The schedule also lists a $0.20 per CCF storm drainage system flow charge, which we did not add to the water rate because the schedule does not say it is billed on residential water use; if it is, it adds roughly $2 a month at about 10 CCF.
  • Garbage: $29.47 for the 96-gallon residential set effective 7/1/26 from the City's refuse rate sheet. Electricity: SCE Tiered Rate Plan with the $0.79 daily Base Services Charge; the 384 kWh Tier 1 limit is SCE's published figure; the baseline region for Hanford is not stated, so the limit may differ for some homes. Typical use is SCE's average residential sales from EIA. Gas: SoCalGas typical Non-CARE bill, $68.91 for 35 therms, August 2026. Insurance: California statewide average for 2022 (NAIC data via the Insurance Information Institute), not specific to Hanford.
  • The City's consumer confidence report is a scanned file we could not read, so water quality facts are limited.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
