How these numbers are made
  • Property tax uses Kendall County's 2025 district rates (payable 2026) for Bristol Township, Bristol-Kendall FPD and CU-115 school district: total about 7.71 per $100 of EAV. Road district levies and special service areas are not included.
  • The starting value is one third of the Data USA median market value ($335,300 / 3) because Illinois taxes equalized assessed value; the $6,000 general homestead exemption comes off it.
  • Water is the City's bi-monthly rate halved to monthly: $58.27 / 2 covers the first 350 cf (1.75 ccf per month), then $7.28 per ccf. Sewer is the Sanitary District's $104.00 bi-monthly minimum halved with 4,000 cf (20 ccf per month) included, then $2.00 per ccf. Grande Reserve homes are billed water directly by Fox Metro instead of the City.
  • Garbage is the bi-monthly price per tote halved: the City's utility billing lists $43.96 (35 and 65 gal) and $44.42 (95 gal) per tote, halved. Gas is Nicor Rate 1 with Yorkville's 5.15% gas utility tax (Nicor Rider 8) applied to the customer and per-therm charges. The municipal electric utility tax is not included: Yorkville levies one, but its first-tier rate per kWh could not be found.
  • Insurance is not included: no official Yorkville or Illinois premium survey was found.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
