Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Seniors 65+: senior homestead exemption

The senior exemption reduces equalized assessed value by $5,000 in counties other than Cook and those next to it.

  • Seniors 65+ with household income of $75,000 or less: assessment freeze

The freeze is open to people at least 65 with household income of $75,000 or less for taxable year 2026 (payable in 2027).

How: File Form PTAX-340 each year with the Chief County Assessment Office.

Money dates

  • Each quarterly billA penalty of 15% is added to the total bill for all bills paid after the due date.
  • After a non-payment shut-offA $50.00 reconnection fee is assessed for turning water service back on after a shut-off for non-payment.

How these numbers are made
  • Property tax uses Tazewell County's 2025 rate book (payable 2026), tax code 01010 (Fondulac Township, Grade School 86, High School 309): 8.73976 per $100 of EAV. Other codes run about 7.3 to 10.1; codes inside the East Peoria Sanitary District add 0.13451.
  • Starting value is one third of the Census median ($163,500 / 3), since Illinois assesses at 33 1/3 percent of fair cash value; the $6,000 general homestead exemption comes off it.
  • Water: $13.25 quarterly service charge for a 5/8 inch meter (= $4.42 a month) plus $8.36 per 1,000 gallons. Sewer: $9.38 per 1,000 gallons. Bills are quarterly with a minimum of 4,000 gallons a quarter (minimum bill $84.21 before the trash fee); the page assumes use above that. Trash: $36.00 per quarter for one cart = $12 a month. The card lists a single service charge and no separate sewer service charge, so sewer has no fixed part here.
  • Electric: Ameren price to compare (non-summer Oct 2026 - May 2027 and summer weighted 8:4) plus delivery and riders, as on the Pekin and Normal pages. Gas: Ameren distribution plus gas charge. Ameren's municipal tax lists show no East Peoria entry; East Peoria receives a fixed annual franchise payment from Ameren, not a bill percentage. Electric aggregation is paused, so supply is Ameren's. Typical kWh = EIA 2024 Ameren Illinois residential average.
  • NOT INCLUDED: insurance, typical therms, any water facilities assessments.
  • Nothing here is legal, tax or insurance advice.
