How these numbers are made
- Property tax uses Cook County's 2025 agency rates for tax code 39018 (Village of Evergreen Park, School District 124, Community High School District 231; total 11.804679 per $100 of equalized assessed value), one of five codes with that total. Worth Township, road and bridge, elections, Forest Preserve and mosquito abatement are grouped as other districts.
- The starting value is the Assessor's 2023 median market value for Worth Township single-family homes ($233K) times 10% times the 2025 Cook County equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
- Water, sewer and refuse are billed quarterly and shown per month (divided by 3). Water is $55.90 a quarter minimum (first 5,000 gallons) then $11.18 per 1,000 gallons; sewer is $43.50 a quarter for the first 15,000 gallons then $2.90 per 1,000 gallons. Refuse is $81.27 a quarter.
- Electricity: ComEd delivery charges plus the October 2026 price to compare. Natural gas: Nicor Gas Rate 1 (monthly charge, distribution charge and the October 2026 gas supply cost) at a typical Illinois household's use; Nicor's tariff lists Evergreen Park among the municipalities it serves. The village's municipal code lists no electric or gas utility tax, so none is added.
- Not included: homeowners insurance and the Special Service Area #2 tax in two of the seven tax codes (39193, 39219).
- Gas: Rate 1 $21.30/mo + 24.44¢/therm distribution + 33¢/therm Oct 2026 supply.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
Questions to ask your candidates
Each one starts from a number above. Any candidate can answer them.
1. Property tax rate
The fact: Evergreen Park's property tax rate is 11.80%, higher than 128 of the other 131 Illinois cities we cover. The rate adds up every agency on the bill, not only the city.
