How these numbers are made
- Property tax uses Kankakee County 2025 rates for tax code 03002 (Manteno 02: Village of Manteno, Manteno fire district and library, Manteno Unit District 5, Kankakee Community College; total 8.4642 per $100 of equalized assessed value). Codes 03005, 03006 and 03007 carry the same total; 03001, 03003, 03004 and 03008 differ.
- The starting value is one third of the Census median market value ($248,400 / 3), because Illinois taxes equalized assessed value (about one third of market value). The $10,000 general homestead exemption comes off it.
- Water and sewer are both Aqua Illinois: tariff effective December 5, 2024 (water $22.00 meter + $7.15 fire protection a month for 5/8 inch, tiers per 100 cubic feet; sewer $52.25 a month plus $8.118 per CCF applied to all use). Aqua's May 2026 rate request is not in effect. Typical use is the 4,000 gallons Aqua uses for its average bill. Aqua's tariff does not state whether the sewer usage rate covers all use or only use above 1,000 gallons; if only the excess, the sewer cost here is about $10.85 a month high at 4,000 gallons.
- Garbage is paid by the village for single-family homes, so the household pays $0 a month. Local news (Shaw Local, June 2026) reports the village also rebates 50% of its own property tax for homestead owners who apply by 4 p.m. Oct. 30; that rebate is decided yearly and is not in the totals. Shaw Local (April 2026) reported the village board has discussed ending the garbage payment; the village's own pages still say it pays.
- Electricity and gas reuse the ComEd and Nicor Gas rates of the Bourbonnais and DeKalb pages (same utilities and tariffs). Manteno also runs an electric aggregation program with supplier MC Squared; the ComEd Price to Compare is used here.
