How these numbers are made
- Property tax uses Cook County's 2025 rates (percent per $100 of equalized assessed value) for the combination of Schaumburg Township, Village of Hoffman Estates, Schaumburg Elementary District 54, Palatine Township High School 211, Harper College, Hoffman Estates Park District and Schaumburg Township Library. Hoffman Estates also lies partly in Hanover, Palatine and Barrington townships, in Kane County, and in School Districts 15 and U-46, Elgin Community College, Poplar Creek library and other park and library districts, so rates vary by address; the village's average composite rate is 9.116 per $100.
- The starting value is the Assessor's $381,000 Schaumburg Township median single-family estimate x 10% x the 3.0300 state factor = $115,443, minus the $10,000 homeowner exemption; Hanover Township's median is $312,000.
- Water and sewer use the Village's May 1, 2026 rates: $14.31 water and $2.06 sewer per 1,000 gallons ($16.37 combined) plus the $15.73 residential base rate, billed monthly. The default use is the 5,000 gallons a month in the Village's rate study sample bill.
- Garbage is $20.95 a month (Regular Curb Service from May 1, 2026) for either toter size, billed on the water bill; recycling toters and unlimited yard waste pickup are included. The stormwater fee uses the middle lot tier ($6.00); lots up to 7,500 sq ft pay $3.50 and larger than 12,500 sq ft pay $8.50.
- Electricity is ComEd's 2026 delivery rates plus the non-summer supply price to compare (10.103 cents), the ComEd municipal tax addition for Hoffman Estates (0.578 cents per kWh for the first 2,000 kWh) and the state tax addition (0.330 cents). Gas is Nicor Rate 1 ($21.30 plus 24.44 cents distribution and the October 2026 supply cost of 33 cents per therm) plus Nicor's Hoffman Estates gas use tax of 5.00 cents per therm. Nicor's gross-receipts utility tax list (Rider 8) does not include Hoffman Estates. Nicor riders and ComEd's monthly price changes are not included. Electric and gas typical use is the Illinois EIA average. Not included: homeowners insurance.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
