How these numbers are made
- Property tax uses Cook County Clerk's 2025 total rate of 11.660987% for tax code 27001, which is the rate shared by most Oak Park Township codes (a few codes, such as 27002 and 27005, are 12.219891%). The Clerk's summary gives one total per code; the split between village, schools, park, library and others is not shown here. Special service area charges apply only to some parcels and are not included.
- The starting value is $559,000 (Assessor's 2025 median market value, single-family, Oak Park Township) x 10% assessment level x 3.0300 state equalizer = $169,377 of equalized assessed value. The $10,000 Homeowner Exemption comes off that value.
- Water is $11.94 per 1,000 gallons and sewer $3.42 per 1,000 gallons of water used (2026); no separate fixed meter charge was found in the Village's rate announcement. Refuse is $31.13 (96-gallon) or $28.27 (64-gallon) a month for 2026.
- Electricity is ComEd's delivery charges plus the October 2026 price to compare, the Oak Park municipal tax addition of 0.628 cents per kWh for the first 2,000 kWh and the state tax addition of 0.330 cents. Gas is Nicor Rate 1 plus the October 2026 supply cost with Nicor's 5.15% Oak Park charge added to the monthly charge and per-therm part. Monthly riders that change are not included.
- Not included: homeowners insurance (no official premium survey for Oak Park found), Village utility taxes on water and other bills, and special service areas.
- Water fixed $12/month is the code's single per-meter customer fixed charge (1 inch or under) covering water and sewer service, entered once under water; sewer fixed 0 avoids double counting.

| Per year | Oak Park | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 11.66% | 8.23% | higher than 127 of the other 131 Illinois cities we cover |
| Water | $1,109 | $872 | higher than 96 of the other 131 Illinois cities we cover |
| Sewer and utility-bill fees | $276 | $535 | lower than 91 of the other 123 Illinois cities we cover |
| Trash | $374 | $283 | higher than 114 of the other 127 Illinois cities we cover |
| Electricity and gas | $2,270 | $2,163 | higher than 99 of the other 131 Illinois cities we cover |
| Total | $22,613 | $11,701 | higher than 127 of the other 131 Illinois cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
