How these numbers are made
  • Property tax: the City of Carbondale budget's overlapping-rates table for the 2024 assessment year (payable 2025), the latest published; total 11.39591 per $100 EAV in Carbondale Grade School #95 and High School #165.
  • Starting value is one third of the Census median value ($127,900); the $6,000 general homestead exemption comes off it.
  • Water $4.83 monthly plus $5.39 per 1,000 gallons; sewer $6.46 monthly plus $7.70 per 1,000 gallons; refuse $14.00 per month (May 2025 rate).
  • Electric: Homefield Energy's 11.378 cents per kWh (June 2026 to May 2027) replaces the Ameren supply price, which is the opt-out alternative; the Ameren delivery components are the same as on the Normal page. The City electricity tax (City Code 7-5-2(B)(1), 0.446 cents per kWh for the first 2,000 kWh a month) is added to each tier's rate. After May 2027 Homefield's rate becomes 10.970 cents plus a capacity adder whose amount is not stated. NOT INCLUDED: Carbondale natural gas tax (rate not found in the code text), natural gas, insurance.
  • Electric tiers add Ameren delivery components, riders and the fixed charge to Homefield's supply price; Ameren's Price to Compare is the alternative if you opt out of the aggregation.
  • Nothing here is legal, tax or insurance advice.
