Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Seniors 65+: senior homestead exemption

Reduces the EAV by $5,000 for homeowners age 65 or older living in their own home, in addition to meeting the general homestead requirements.

How: Sign up during the year you turn 65.

  • Seniors 65+ with household income of $65,000 or less: assessment freeze

Freezes the assessed value of the home at a base value; for the 2025 application household income must be $65,000 or less. It does not freeze taxes.

How: An application arrives each year with the standard Senior Citizen Homestead Exemption.

How these numbers are made
  • Property tax uses Jefferson County's 2025 rates (payable 2026) for tax code 56155 (Mt. Vernon city, Mt. Vernon City Elementary District 80, Mt. Vernon High School District 201, Mount Vernon Township): ten bodies, 8.10938 per $100 of EAV. Other codes inside the city carry other elementary districts or townships.
  • Starting value is one third of the $99,800 median property value (treated as market value, as on the Edwardsville page); the $6,000 general homestead exemption comes off it.
  • Water uses the City's inside-city monthly tiers ($16.33 for the first 2,000 gallons, then $11.01, $9.82, $9.12 ... per 1,000 gallons). Sewer: $11.23 for the first 1,000 gallons, then $10.80 per 1,000 gallons (the 2,000-6,000 gallon tier) applied to all use above 1,000 gallons, which approximates the City's tiers.
  • Trash is $23.00 a month from the City code (effective May 1, 2023, the latest figure published); electric is Homefield's 11.378 cents plus Ameren delivery and riders as on the Carbondale page; gas is Ameren GDS-1 plus supply; typical use is the EIA Illinois/Ameren average.
  • NOT INCLUDED: home insurance beyond the state average, other tax codes and special districts some addresses carry.
  • Nothing here is legal, tax or insurance advice.
