How these numbers are made
  • Property tax uses Cook County's 2025 agency rates for tax code 25032 (Village of Northbrook and library, Northbrook School District 28, Glenbrook High School District 225, Northbrook Park District; total 7.423182 per $100 of equalized assessed value). Codes with District 30 or 31 elementary schools differ. Forest Preserve, elections, Northfield Township, road and bridge and mosquito abatement are grouped as other districts.
  • The starting value is the Assessor's 2025 median estimated market value for Northfield Township single-family homes ($784,000) times 10% times the 2025 Cook County equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
  • Water, sewer and stormwater are billed quarterly per 1,000 gallons: $6.40 water, plus $1.70 sanitary sewer and $2.00 stormwater, which are added together as the sewer per-unit rate ($3.70) because the page has no separate per-unit stormwater line. The Village charges a minimum of 7,000 gallons a quarter, not modelled since typical use is above it. The page starts at its default use because the Village publishes no typical use.
  • Electricity: ComEd delivery charges plus the October 2026 price to compare, plus the ComEd municipal tax addition for Northbrook (0.628 cents per kWh for the first 2,000 kWh) and the state tax addition (0.330 cents). Gas: Nicor Rate 1 plus the October 2026 supply cost; the 5.15% Nicor Rider 8 municipal charge for Northbrook is applied to the fixed and per-therm charges. Nicor riders and ComEd's monthly price changes are not included. Parts of Northbrook may be served by other gas or electric arrangements (the Village joined an electricity aggregation consortium).
  • Garbage is the LRS weekly curbside price effective 9/1/26, which includes recycling and the 35-gallon compost cart. Not included: homeowners insurance (no official Illinois premium survey for Northbrook was found) and optional enhanced composting.
  • Nothing here is legal, tax or insurance advice.
