How these numbers are made
  • Property tax uses Cook County's 2025 agency rates for tax code 19006 (Village of Lemont, Lemont-Bromberek District 113A, Lemont Township High School District 210, Lemont Park, Library and Fire Protection Districts; total 7.45639 per $100 of equalized assessed value), one of many Lemont codes with that same total. Township, road and bridge, elections, Forest Preserve and mosquito abatement are grouped as other districts.
  • The starting value is the Assessor's 2023 median market value for Lemont Township single-family homes ($493K) times 10% times the 2025 Cook County equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
  • Water and sewer are billed bi-monthly and shown per month (divided by 2). The water base fee covers the first 4,000 gallons a bimonthly period (2,000 a month); tiers break at 18,000 and 36,000 gallons bimonthly.
  • Garbage is the Waste Management rate of $29.88 a month from May 1, 2025, raised 4.5% for the second contract year (the contract rate with its 4.5% annual escalator applied; the village page itself could not be loaded); Waste Management bills quarterly.
  • Electricity: ComEd delivery charges plus the October 2026 price to compare, plus the Village of Lemont municipal electricity tax (0.571 cents per kWh on the first 2,000 kWh a month, ComEd Rider Tax). Gas: Nicor Rate 1 plus October 2026 supply cost, plus the 5.15% Village of Lemont gas utility tax (Nicor Rider 8), applied to the monthly charge and the per-therm rate. Illinois state electricity and gas taxes are not included. Homeowners insurance is not included.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
