How these numbers are made
  • Property tax uses Cook County's 2025 agency rates for tax code 34006 (Cook County, Village of Riverside and its library fund, Riverside Township, School District 96, Riverside Brookfield High School 208, Triton College, MWRD; total 11.3598 per $100 of equalized assessed value). Elections, Forest Preserve and mosquito abatement are grouped as other districts.
  • The starting value is the Assessor's median 2025 board value ($43,762) of single-family homes in assessor neighborhoods 34020, 34050 and 34080 (nearly all Riverside parcels) times the 2025 equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
  • Water is $16.49 and sewer $4.53 per 100 cubic feet (Village fee schedule effective June 18, 2026). Village utility bills are issued every other month; the rates are per 100 cubic feet, so no conversion is needed. The Village's sample bill shows a minimum for 2 months, which this page does not model.
  • Refuse: Flood Brothers bills every other month. The Village's June 2026 to June 2027 curb side rates are $25.98 trash, $11.72 recycling and $11.67 yard waste; the three add to $49.37 per two-month bill, shown here as half that per month.
  • Electricity: ComEd delivery plus the October 2026 price to compare plus Riverside's 0.628 cents municipal tax addition and 0.330 cents state addition. Gas: Nicor Rate 1 plus October 2026 supply with Riverside's 5.15% charge.
  • Not included: homeowners insurance and special service area taxes that apply only in some tax codes.
  • Nothing here is legal, tax or insurance advice.
