How these numbers are made
- Property tax uses Lake County 2025 rates (percent per $100 of equalized assessed value) for the Village of Lake Zurich predominant tax code M26LZU (7,263 parcels, 7.368972): village, Lake Zurich CUSD 95, Ela Area Public Library, Lake County, Forest Preserve, College of Lake County and Ela Township (rate includes its Road and Bridge). These sum to 7.368972. Parts of Lake Zurich in Cuba Township, or with special service area charges, pay different rates.
- The starting value is one third of the Census-based $435,300 median property value ($145,100), minus the $8,000 homeowner exemption.
- Water and sewer: the village publishes one combined rate of $27.81 per 1,000 gallons within village limits effective 1/1/26, shown as water; sewer is therefore $0 separately. The village's minimum bill (based on 2,000 gallons, $55.62) is not applied.
- Garbage uses LRS's Unlimited Household Service rate ($30.32 a month, fees as of September 1, 2026), billed quarterly by LRS.
- Electricity is ComEd delivery rates plus the October 2026-May 2027 price to compare, with the Lake Zurich franchise tax and state tax; gas is Nicor Rate 1 plus Riders 1, 3, 5, 12, 26, 30, 38 and 42 (Rider 28 is bill credits, Rider 36 is 0) and the October 2026 supply cost and the Lake Zurich 5.15% municipal tax. Homeowners insurance is not included (no official premium survey found).

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
