How these numbers are made
- Property tax uses Kane County's 2025 tax code HA005 (Hampshire Township, Hampshire village, Community Unit School District 300, Elgin Community College, Ella Johnson Library, Hampshire Park and Fire districts; total 6.924376 per $100; equalized assessed value). Some other codes in the village add SSA charges.
- The starting value is the Census/ACS median home value (owner-reported survey estimate, via Data USA, $329,800) times the 33.33% level of assessment; it is not a Kane County assessed value or sale price. The $8,000 general homestead exemption comes off it.
- Water and sewer: $6.68 and $7.81 per 1,000 gallons from July 2026, plus $50 Capital Improvement Fee and $1.00 Billing Charge per two-month cycle (halved to $25.50 a month). Typical water use is the Village's 11,000 gallons every two months.
- Trash is the Flood Brothers regular rate of $47.24 per two-month billing cycle on the Village utility bill (halved to $23.62 a month); it is not on the tax bill.
- Electricity: ComEd delivery customer and metering charges, per-kWh delivery and IEDT, the October 2026 price to compare, plus state tax and Hampshire municipal tax additions. Gas: Nicor Rate 1 with the October 2026 supply cost plus the 5.15% Hampshire municipal tax. Usage is the EIA average.
