How these numbers are made
  • Property tax uses Cook County's 2025 agency rates for tax code 25038 (Village of Glenview and library, Glenview School District 34, Glenbrook High School District 225, Glenview Park District; total 6.532081 per $100 of equalized assessed value). Many Glenview codes carry the same 6.532 rate; others (District 30/31 elementary, Maine Township schools) differ. Forest Preserve, elections, Northfield Township, road and bridge and mosquito abatement are grouped as other districts.
  • The starting value is the Assessor's 2025 median estimated market value for Northfield Township single-family homes ($784,000) times 10% times the 2025 Cook County equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it. Glenview also lies partly in Maine and New Trier townships.
  • Water and sewer: the Village bills every three months. Fixed fees for a 5/8-inch meter ($27.46 water, $12.18 sewer) are divided by 3; the 2026 consumption rates are $8.02 (water) and $1.67 (sewer) per 1,000 gallons. The page starts at its default use because the Village publishes no typical use.
  • Electricity: ComEd delivery charges plus the October 2026 price to compare, plus the ComEd municipal tax addition for Glenview (0.556 cents per kWh for the first 2,000 kWh) and the state tax addition (0.330 cents). Gas: Nicor Rate 1 plus the October 2026 supply cost plus Nicor's Glenview gas use tax of 4.50 cents per therm. Nicor riders and ComEd's monthly price changes are not included.
  • Garbage is the $18.85 a month Groot bills for regular weekly pick-up ($12.80 pick-up plus $6.05 SWANCC fee) from the Village's July 2025 to June 2026 schedule; the Village page has not yet published the July 2026 schedule. Not included: homeowners insurance (no official Illinois premium survey for Glenview was found) and the Village vehicle sticker.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
