How these numbers are made
- Property tax uses the 2025 McHenry County rates for tax code 18002 (Grafton Township, School District 158, McHenry County College 528, Huntley Fire District, Huntley Area Library, Huntley Park District) from the county clerk's District Rates by Taxcode report; some codes add Lake in the Hills Sanitary District or special service areas, and the part of Huntley in Kane County differs.
- The starting value is one third of the Data USA median property value ($334,300 / 3) because Illinois taxes equalized assessed value; the $8,000 general homestead exemption comes off it. The township equalization factor is modelled as 1.0.
- Water ($5.28) and sewer ($6.98) per 1,000 gallons are the rates effective January 1, 2026. The bi-monthly fees (water capital $9.00, sewer capital $9.00, cross-connection $0.75) are halved to monthly and the cross-connection fee is added to the water fixed charge. A minimum bill applies at 3,000 gallons or less per two months.
- Trash is the village-wide regular service rate of $23.83 a month (billed quarterly); yard waste is included seasonally and a second toter costs extra.
- Electricity is ComEd single-family without electric space heat (January 2026 delivery lines plus October 2026 supply and transmission); gas is Nicor Rate 1 with the October 2026 gas cost. No Huntley electricity or gas utility tax was found in the village's published fees, and Nicor's municipal tax list (Rider 8) has no Huntley line; other riders and state taxes are not modelled.

|---|---|---|---|
| Property tax rate | 6.77% | 8.23% | lower than 117 of the other 131 Illinois cities we cover |
| Water | $485 | $872 | lower than 125 of the other 131 Illinois cities we cover |
| Sewer and utility-bill fees | $618 | $535 | higher than 76 of the other 123 Illinois cities we cover |

| Total | $10,199 | $11,701 | lower than 92 of the other 131 Illinois cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
