How these numbers are made
  • Property tax uses the Lake County 2025 predominant rate for the Village of Fox Lake (tax code M10FLA, 2,922 parcels): 7.618474 per $100 of equalized assessed value. The ten agency rates listed come from the county's per-agency extension reports and add up to that total. Fox Lake Grade School District 114 and Grant Community High School District 124 are assumed; other parts of the village pay other rates.
  • The starting value is one third of the Census-based $228,100 median property value ($76,033), minus the $8,000 general homestead exemption.
  • Water is $55.11 a two-month period (shown as $27.56 a month) plus $4.10 per 1,000 gallons. Sewer has a regional minimum of $38.48, a $3.00 inflow/infiltration surcharge and a local fixed charge of $55.11 per two-month period, all halved to monthly; the regional minimum covers the first 8,000 gallons in two months, so the regional $4.81 per 1,000 gallons applies above 4,000 gallons a month, and the local $1.14 per 1,000 gallons applies to all use (the local charge on the first 4,000 gallons is folded into the fixed amount).
  • Garbage uses Waste Management's 95-gallon single-family rate of $27.76 a month, on the village utility bill. Rates rise each November 1 under the contract.
  • Electricity is ComEd delivery rates plus the October 2026-May 2027 price to compare, the state electricity tax of 0.330 cents and the Fox Lake municipal tax of 0.628 cents per kWh for the first 2,000 kWh. Gas is Nicor Rate 1 plus per-customer Riders 1, 26 and 42, per-therm Riders 3, 5, 12, 30 and 38, the Fox Lake franchise cost adjustment of $0.20 a month and the October 2026 supply cost. The Fox Lake municipal gas tax of 5.15% of gross receipts (Nicor Rider 8) is applied to the gas fixed and per-therm amounts; Fox Lake has no per-therm gas use tax in Rider 8. Homeowners insurance is not included (no official premium survey found).
  • Nothing here is legal, tax or insurance advice.
