Seniors 65+: senior homestead exemption
Reduces the EAV by an additional $5,000 (for most counties) for homeowners 65 or older who own and occupy their home.
Seniors 65+ with household income of $65,000 or less: assessment freeze
The low-income senior citizens assessment freeze homestead exemption freezes the EAV at a base year value for eligible seniors.

How these numbers are made
- Property tax uses the 2025 total rate of 7.12735 per $100 of EAV for Marion County tax code 14001 (Centralia), as extended on the county bill; the component districts are not itemised here. Centralia also lies partly in Clinton, Jefferson and Washington counties; those parts and other school districts carry other rates.
- Starting value is one third of the $89,600 Census-based median property value; the $6,000 general homestead exemption comes off it.
- Water uses the City monthly inside-city tiers effective January 1, 2026 billing, plus the $1.25 per 1,000 gallon filtration plant surcharge per the December 2023 ordinance (the surcharge is added to the fixed first-1,000-gallon charge and to every tier). Sewer is $12.27 for the first 1,000 gallons then $6.51 per 1,000.
- Trash is $25.41 a month on the city rate sheet (October 2025 billing); the CWI contract has an annual escalator, so an October 2026 increase is possible but unpublished. Electric adds the City aggregation supply rate of 13.09 cents per kWh (June 2026) to Ameren Illinois delivery and riders; gas is Ameren GDS-1 plus the October 2026 supply price.
- The 10% late penalty on City utility bills is a standing rule, not a dated event, so it is not listed under dates.

| Water | $938 | $872 | higher than 74 of the other 131 Illinois cities we cover |
| Sewer and utility-bill fees | $595 | $535 | higher than 73 of the other 123 Illinois cities we cover |
| Trash | $305 | $283 | higher than 79 of the other 127 Illinois cities we cover |
| Electricity and gas | $3,127 | $2,163 | higher than 130 of the other 131 Illinois cities we cover |
| Home insurance | $1,343 | $1,343 | in the middle of 8 other Illinois cities we cover |
| Total | $8,009 | $11,701 | lower than 120 of the other 131 Illinois cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
