How these numbers are made
- Property tax uses Cook County's 2025 agency rates for tax code 24015 (Village of Lincolnwood, School District 74, Community High School District 219; total 8.282809 per $100 of equalized assessed value). Codes 24016 and 24057 list the same rates. Lincolnwood has other codes (24059, 24099, 24128 and more); the Clerk file shows them under the same school, high school and college districts, and the TIF ones differ only by a Village TIF listing, so 24015 is used as the representative code. Forest Preserve, elections, Niles Township and mosquito abatement are grouped as other districts.
- The starting value is the Assessor's 2025 median market value estimate for Niles Township single-family homes ($389,000) times 10% times the 2025 Cook County equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
- Water and sewer: the Village's 2026 structure is a $10.00 monthly system fee plus $10.84 (water) and $1.18 (sewer) per 1,000 gallons, converted to per CCF at 748 gallons per CCF ($8.11 and $0.88 per CCF). The page uses the 6,000 gallons a month typical bill the Village's rate study used. Residential bills are bi-monthly in 2026; amounts are shown per month.
- Electricity: ComEd delivery charges plus the October 2026 price to compare, plus the ComEd municipal tax addition for Lincolnwood (0.562 cents per kWh for the first 2,000 kWh) and the state tax addition (0.330 cents). Gas: Nicor Rate 1 plus the October 2026 supply cost, with the 5.15% Lincolnwood utility tax charge added to the monthly charge and the per-therm part. Nicor's separate 4.00 cent per therm gas use tax column for Lincolnwood is not added. Riders and monthly price changes are not included.
- Garbage is not charged to residents; the Village pays the hauler. Not included: homeowners insurance (no official Illinois premium survey for Lincolnwood was found) and Village charges that do not appear on a typical house's bills.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
