How these numbers are made
- Property tax uses Kane County's 2025 rates (payable 2026) for tax code BA004, total 7.428244 per $100: county, forest preserve, township, road district, City of Batavia, School District 101, Waubonsee College, park district and library.
- The starting value is one third of the Census median market value ($387,400 / 3) because Illinois taxes equalized assessed value at 33.33%. The $8,000 general homestead exemption comes off it.
- Water is the 3/4-inch meter charge $5.80 plus $4.33 per CCF; sewer is $14.63 plus $6.48 per CCF; the 4% Water Utility Tax is added to water by multiplying by 1.04.
- Electricity is the City's residential rate ($17.75 plus $0.10701 per kWh) with the 4% franchise fee added and the state excise tax of $0.0032 per kWh (the lower of the two limits at typical use). Batavia's code (8-1A-5 G) applies a monthly Purchased Power Adjustment Factor to every customer kWh from January 1, 2026; its monthly value is posted on the City's PPAF page, which could not be read, so it is not added to the stored rate.
- Gas is Nicor Rate 1 with the 33-cent October 2026 gas cost, current riders, Batavia's 3.5¢ per therm gas use tax and the $0.18 monthly franchise cost. Home insurance is not included: no official Batavia or Illinois premium survey was found.
- The 65-gallon cart is the starting value as a mid-size household cart; the City's FAQ pairs the 35-gallon cart with smaller households.

How Batavia compares
A typical Batavia house against the 132 Illinois cities we cover, using the same default numbers as the total above.
| Per year | Batavia | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 7.43% | 8.23% | lower than 93 of the other 131 Illinois cities we cover |
| Water | $559 | $872 | lower than 116 of the other 131 Illinois cities we cover |
| Sewer and utility-bill fees | $875 | $535 | higher than 98 of the other 123 Illinois cities we cover |
| Trash | $289 | $283 | higher than 67 of the other 127 Illinois cities we cover |
| Electricity and gas | $2,073 | $2,163 | lower than 73 of the other 131 Illinois cities we cover |
| Total | $12,795 | $11,701 | higher than 85 of the other 131 Illinois cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
