How these numbers are made
- Property tax uses DuPage County 2025 final rates for tax code 6011 (York Township, Lombard Park District, Grade School District 44, High School District 87; total 7.4897 per $100 of equalized assessed value), the code named Lombard in the county booklet. Other Lombard parcels sit in codes with different school or park districts.
- The starting value is one third of the Census median market value ($335,700 / 3), because Illinois taxes equalized assessed value (about one third of market value). The $8,000 general homestead exemption comes off that value.
- Water and sewer are billed monthly by the Village per 1,000 gallons. Water $9.47 plus the $1.93 variable capital fee per 1,000 gallons is converted to CCF (0.748 thousand gallons), sewer $6.81 per 1,000 gallons likewise; the fixed $6.81 capital fee and $5.41 service charge are put under water because they are charged once per bill, so the separate sewer fixed charge is 0. Typical use of 4,000 gallons a month is the Village's own example.
- Trash is the Village contract rate for the 64-gallon toter from April 1, 2026.
- Electricity is ComEd single-family without electric space heat: $15.26 + $3.81 + $1.17 a month, and per kWh the delivery, transmission, rider and supply charges (supply $0.08413 and transmission $0.0169 per kWh, the Oct 2026-May 2027 Price to Compare, applied to the whole year; summer months run about 0.1 cent higher; transmission and the Jan 2026 delivery items change in January 2027) plus the Village's 0.61 cents per kWh electricity tax (first 2,000 kWh a month). The Purchased Electricity Adjustment and franchise cost adjustment are not included.
- Gas is Nicor Rate 1: $21.30 a month plus 24.44 cents distribution and the October 2026 gas cost of 33 cents per therm, all multiplied by 1.05 for the Village's 5% gas tax on gross receipts. Nicor riders are not included. Homeowners insurance is not included (no official premium survey found).

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
