How these numbers are made
  • Property tax uses the 2025 McHenry County rates for tax code 13001 (Dorr Township, School District 200, McHenry County College 528, Woodstock Fire Rescue, City of Woodstock); the Greenwood, Hartland and Seneca township codes within the city differ by less than 0.15 points, and some codes add Woodstock-area special service areas. 13001 was chosen as the Dorr Township code that covers central Woodstock.
  • The starting value is one third of the Data USA median property value ($245,700 / 3) because Illinois taxes equalized assessed value; the $8,000 general homestead exemption comes off it. The township equalization factor is modelled as 1.0.
  • Water ($4.69) and sewer ($5.19) are the city's per-100-cubic-feet usage rates from the table effective April 21, 2026, applied from 9 units a quarter up. The city's quarterly base fees ($20.37 water, $23.28 sewer) and its graduated rate for households using under 900 cubic feet a quarter apply only below 900 cubic feet a quarter (N/A at 900+), so they are not charged at the typical use modelled. At the city's stated typical 22 units a quarter the model gives 7.33 units a month.
  • Trash is the city's $26.53 a month for a tote (95-gallon standard; 35-gallon at the same cost), billed in the quarterly utility bill.
  • Electricity is ComEd single-family without electric space heat (January 2026 delivery lines plus October 2026 supply and transmission); gas is Nicor Rate 1 with the October 2026 gas cost. No Woodstock electricity or gas utility tax was found: Nicor's Rider 8 municipal tax list has no Woodstock line. Other riders and state taxes are not modelled.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
