How these numbers are made
- Property tax uses the Grundy County 2025 rates for tax code 02001 (Braceville Township), total 6.8325 per $100 of assessed value, which is the code that lists the Village of Coal City, Coal City Unit 1 and Coal City Fire. Parts of Coal City lie in Will County and in other Grundy tax codes; those were not modeled.
- The starting value is the DataUSA 2024 median property value divided by 3 (Illinois assesses at 33 1/3%); the general homestead exemption is entered at the county-stated maximum of $6,000.
- Water and sewer are one combined rate per thousand gallons ($15.53, $17.30, $16.58 by tier) plus the $5.00 monthly surcharge. Tier breakpoints (6,000 and 21,000 gallons) are assumed to apply per bimonthly bill and are halved to monthly. Customers without sewer pay lower water-only rates. No typical household use is published, so the page default applies.
- Garbage is the Village rate of $27.00 a month on the water billing page. Electric is ComEd at Customer + metering + low-income charges, with supply averaged 4 summer and 8 other months; the franchise cost percentage was not included. Coal City's electric aggregation program expired in October 2021, so ComEd supply applies. Gas is Nicor Rate 1 with October 2026 gas cost. Insurance is omitted: no Coal City source.
- Electric: delivery+supply+riders at 609 kWh; gas: 21.30 customer charge, 24.44c distribution + Oct 2026 gas cost 33c/therm.
