How these numbers are made
  • Property tax uses Cook County's 2025 agency rates for tax code 31026 (Village of Berkeley corporate plus library fund 4.415440, School District 87, Proviso Township High School 209, Triton College, Berkeley Park District, MWRD, Cook County, Forest Preserve, Proviso Township, elections, mosquito abatement; total 13.073429 per $100 of equalized assessed value). Code 31026 has 1,305 of Berkeley's 1,702 single-family-type parcels (Cook County Parcel Universe, 2025).
  • The starting value is the median 2025 Board of Review assessed value ($23,000) of those 1,702 parcels (classes 202-210, 234, 278, 295; Cook County Assessor open data, township 31 Proviso) times the final 2025 equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it. The 2023-and-later Proviso reassessment is already in the 2025 values.
  • Water and sewer use the Village's July 1, 2025 rates for the 0-20,000 gallon band ($13.25 + $10.48 per 1,000 gallons water; $7.75 + $1.45 sewer). Above 20,000 gallons a month the Village's band has a $13.65 water and $8.03 sewer fixed fee; the page applies only the per-1,000-gallon step ($10.80), so use above 20,000 gallons is slightly understated. The Village's page is dated July 2025; no newer rate was found. The Village publishes no typical use.
  • Trash is $24.41 a month (7/1/25 rate). The $2.00 motor vehicle tax is added to monthly utility bills for homes with a vehicle (owners 62 or older exempt).
  • Electricity and gas follow the Hillside method: ComEd delivery plus the October 2026 price to compare plus Berkeley's 0.616 cents municipal tax addition and 0.330 cents state addition; Nicor Rate 1 plus October 2026 supply with Berkeley's 5.15% charge. Berkeley's electric aggregation (MC Squared) is a price match to ComEd, so the ComEd rate applies. Typical use is the EIA Illinois/ComEd residential average. Homeowners insurance is not included (no official premium survey found).
