How these numbers are made
- Property tax uses Cook County's 2025 agency rates for tax code 39021 (Village of Oak Lawn, Oak Lawn-Hometown School District 123, Community High School District 229, Oak Lawn Park District; total 10.769195 per $100 of equalized assessed value), one of several codes with that same total. Worth Township, road and bridge, elections, Forest Preserve and mosquito abatement are grouped as other districts.
- The starting value is the Assessor's 2023 median market value for Worth Township single-family homes ($233K) times 10% times the 2025 Cook County equalization factor 3.0300, the basis of current bills; the $10,000 Homeowner Exemption comes off it. Worth's 2026 reassessment ($279k) applies to 2027 bills.
- Water, sewer and refuse are billed quarterly and shown here per month (divided by 3). Water is $8.70, $9.05 and $9.40 per 1,000 gallons by tier (breakpoints 9,000 and 30,000 gallons a quarter, i.e. 3 and 10 a month). The Village's water use and consumption tax ($7.70 a quarter for the first 9,000 gallons, then $1.55 per 1,000 gallons) is folded into the water fixed charge and the upper tiers. The quarterly minimum charge of $78.30 covers the first 9,000 gallons.
- Sewer is $34.14 a quarter plus $0.90 per 1,000 gallons (Sewer Rehab). Refuse is $69.00 a quarter.
- Electricity: ComEd delivery charges plus the October 2026 price to compare plus Oak Lawn's 0.537 cents per kWh electric utility tax on the first 2,000 kWh. Gas: Nicor Rate 1 plus October 2026 supply cost, raised by Oak Lawn's 5% gas utility tax on the whole gas charge (customer charge included). State surcharges and the gas use tax are not on the Nicor Rate 1 sheet.
- Not included: homeowners insurance and special service area taxes that apply only in some tax codes (Oak Lawn has tax codes with Special Service Area #1 and #2001-1).

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
