How these numbers are made
- Property tax uses Lake County 2025 rates (percent per $100 of equalized assessed value) for the districts serving most Lake Bluff homes: Village of Lake Bluff (0.718887, which includes the Garbage Disposal fund), its fire protection special service area (0.043346), Lake Bluff SD 65, Lake Forest HSD 115, Lake Bluff Park District, Lake County, Forest Preserve, College of Lake County and Shields Township (which includes road and bridge). Lake Bluff's library is funded within the Village levy.
- The starting value is one third of the Census-based $776,700 median property value ($258,900); the $8,000 homeowner exemption is applied on top.
- Garbage is paid through the Village levy, so there is no separate trash charge; it is counted once, in the tax rate.
- Water $8.80 per 1,000 gallons (effective 5/1/26) plus the $10.00 per quarter account service charge ($3.33 a month); sewer $1.10 per 1,000 gallons of water use. The stormwater fee is $195 a year ($16.25 a month) for a typical homeowner.
- Electricity is ComEd (delivery, supply price to compare Oct 2026 to May 2027, riders, Lake Bluff municipal tax addition 0.570 cents per kWh); gas is North Shore Gas Service Classification 1 plus the 5.15% Lake Bluff municipal utility tax. Lake Bluff has a municipal electrical aggregation program; the ComEd default rate is shown.
