How these numbers are made
- Property tax uses the Will County 2025 tax master for tax code 1906 (Village of Frankfort, Frankfort Fire District, Frankfort Park District, School District 157-C, High School District 210), total 7.7290 per $100 of assessed value. The Village sits in a dozen tax codes (for example 1934 to 1977 and the Mokena fire/park codes 1907) with totals from 7.24 to 8.55; 1906 was chosen as the core village pairing and parcel counts per code were not published.
- The starting value is the DataUSA 2024 median property value of $481,200 divided by 3, because Illinois taxes assessed value at about one third of market value; an official assessor median was not found. The $8,000 general homestead exemption comes off that value. The one-third convention is Will County's stated assessed-to-market ratio (33.33%). The Will County equalization factor for Frankfort Township is 1.0415 for the 2026 assessment year (payable 2027); the factor for the 2025 tax year was not found and is not applied to the model.
- Water is $5.60 and sewer $11.33 per 1,000 gallons (May 1, 2026) with a minimum charge on 2,000 gallons for all accounts, modelled as a fixed charge of 2,000 gallons at each rate (water $11.20, sewer $22.66) that covers the first 2,000 gallons. Garbage and recycling are $19.97 + $5.40 flat per month on the water bill.
- Electricity is the ComEd January 2026 delivery sheet plus the October 2026 Price to Compare and Renewable Energy Adjustment; gas is Nicor Rate 1 with the October 2026 gas cost. No Village electric or gas utility tax was found in official sources, so none is added.
- Home insurance is not included: no official Frankfort or Illinois premium survey was found. The village stormwater page lists no fee, so none is added.
- Nothing here is legal, tax or insurance advice.

How Frankfort compares
A typical Frankfort house against the 132 Illinois cities we cover, using the same default numbers as the total above.
| Per year | Frankfort | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 7.73% | 8.23% | lower than 80 of the other 131 Illinois cities we cover |
| Water | $452 | $872 | lower than 127 of the other 131 Illinois cities we cover |
| Sewer and utility-bill fees | $915 | $535 | higher than 105 of the other 123 Illinois cities we cover |
| Trash | $304 | $283 | higher than 77 of the other 127 Illinois cities we cover |
| Electricity and gas | $1,932 | $2,163 | lower than 92 of the other 131 Illinois cities we cover |
| Total | $15,383 | $11,701 | higher than 115 of the other 131 Illinois cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
